McSpadden Homes is a Guild builder at The Sanctuary at Lake Wylie — the 1,350-acre conservation community on the Charlotte side of the lake, where only approved Guild builders may construct a home. The Sanctuary’s design guidelines are demanding by design: no more than 7% impervious cover, a 15% maximum cleared area, 100-foot front setbacks, a 200-foot critical lake buffer on shoreline lots, natural materials, four-sided architectural detail, and homes that follow the contours of the land rather than flatten them. These are not constraints we work around; they are the way we have always preferred to build on the water. We build the Guild’s review, escrows, site walk and landscape requirements into the schedule and the budget at the design stage, which is where they belong.

The guidelines limit impervious cover to 7% of the lot and cleared area to 15%, set 100-foot front setbacks and a 200-foot critical lake buffer on shoreline lots, and call for natural materials. Those rules shape the site plan, the driveway and the foundation before they shape the house, so we price them while the design is still moving. Our Project Development process gives you an itemized budget before you sign a construction contract; our homes typically run from $1.5 million to $5 million.
Where the lot’s shoreline classification allows one. Dock approval on Lake Wylie runs through Duke Energy’s shoreline management program, separate from The Sanctuary’s design review, and the 200-foot lake buffer governs where the house sits. We have built more than 100 waterfront homes around Lake Wylie and handle both approvals as part of the project.
