McSpadden Homes (“McSpadden Homes,” “we,” “us,” or “our”) operates the website at https://mcspaddenhomes.com. This policy explains what information we collect when you use the site, why we collect it, who we share it with, and the choices you have.

Information you give us

We collect information you choose to provide, most often through a contact form, a plan information request, an email, or a phone call. Depending on what you send us, this may include:

  • Your name
  • Your email address
  • Your phone number
  • The general area or lot where you are considering building
  • Any details you volunteer about your project, timeline, or budget

We ask only for what we need to respond to you. You are not required to give us any of it, but we may not be able to answer your inquiry without it.

We do not ask for or intentionally collect sensitive personal information — categories such as racial or ethnic origin, religious beliefs, health information, precise geolocation, or government identification numbers. Please do not send us this information through the website.

Information collected automatically

When you visit the site, some information is collected automatically by our hosting platform and the analytics and advertising tools we use. This includes:

  • Your IP address and approximate location derived from it, typically at the city or region level rather than a precise location
  • Browser type and version, operating system, and device type
  • The pages you view, how long you spend on them, and what you click
  • The website or ad that referred you to us
  • Date and time stamps and other technical log data

This information is used to keep the site running, understand which pages are useful, and measure the performance of our marketing.

Cookies and similar technologies

We and our service providers use cookies, pixels, and similar technologies on the site. These fall into three groups.

Necessary. Required for the site to load and function. These cannot be turned off through our site.

Analytics. Help us understand how visitors find and use the site. We use Google Analytics for this purpose.

Advertising. Used to measure our advertising and to show you McSpadden Homes ads on other websites and platforms after you visit us.

Most browsers accept cookies by default. You can set your browser to block or delete cookies, though parts of the site may not work correctly if you do.

Interactive features and embedded content

Some pages include content and tools hosted by other companies. When you use them, those companies may receive information about your visit under their own privacy policies.

Mapping. Our build-site map is provided by a third-party mapping service that uses Google Maps Platform. Loading a map may share your IP address and, if you allow it, your device location with Google.

Video. Videos on the site are served from our hosting platform’s content delivery network.

Downloadable floor plans. Requesting or downloading a plan brochure is logged so we know which plans generate interest.

How we use your information

We use the information described above to:

  • Respond to your inquiry and follow up about a potential project
  • Send you information about plans, communities, available lots, and events, where you have asked for it or where permitted by law
  • Understand which marketing channels and pages bring us qualified inquiries
  • Improve the website and the plan information we publish
  • Protect the site against fraud, abuse, and technical problems
  • Meet our legal, tax, and recordkeeping obligations

We do not use your information to make automated decisions that produce legal or similarly significant effects about you.

When we share your information

We do not sell your personal information for money. We do share it in these situations.

Service providers. Companies that run things on our behalf — website hosting, email and marketing platforms, analytics, our CRM, and our marketing agency — receive information only as needed to perform those services for us.

Advertising partners. Advertising and analytics companies receive information through cookies and pixels on our site so they can measure our campaigns and show you our ads elsewhere. Under California, Colorado, Connecticut, Virginia, and similar state laws, this may be treated as “sharing” personal information or as “targeted advertising.” Your choices and privacy rights, below, explains how to opt out.

Trade partners and vendors. If you become a client, we share project information with the architects, designers, subcontractors, and suppliers working on your home. This is separate from the website and is governed by your construction agreement.

Legal and safety. We may disclose information if required by law, subpoena, or court order, or where we reasonably believe disclosure is necessary to protect our rights, your safety, or the safety of others.

Business transfers. If McSpadden Homes is involved in a merger, acquisition, financing, or sale of assets, information may transfer as part of that transaction.

How long we keep information

We keep inquiry and contact information for as long as we have an active or reasonably foreseeable business relationship with you, and afterward as needed for our legal, tax, and recordkeeping obligations. Analytics and advertising data is retained according to the settings and default retention periods of the platforms we use. When we no longer need information, we delete it or remove the details that identify you.

Security

We use reasonable administrative and technical safeguards to protect the information we hold. No website or method of transmission over the internet is completely secure, and we cannot guarantee that unauthorized parties will never gain access. Please do not send confidential financial or identification information to us through the website’s contact forms.

Your choices and privacy rights

Marketing email. Every marketing email we send includes an unsubscribe link. You can also email us to be removed. We may still contact you about an active project or an inquiry you submitted.

Text messages. Reply STOP to any text message to opt out.

Browser controls. You can block or delete cookies through your browser settings.

Advertising opt-outs. You can limit interest-based advertising through the industry tools at optout.aboutads.info and optout.networkadvertising.org, through your Google Ads settings, and through the ad preference settings in your Facebook and Instagram accounts. You can opt out of Google Analytics entirely using Google’s browser add-on at tools.google.com/dlpage/gaoptout.

Global Privacy Control. We honor the Global Privacy Control (GPC) signal. If your browser or an extension sends a GPC signal, we treat it as a request to opt out of the sale or sharing of personal information and of targeted advertising for that browser.

Do Not Track. There is no common industry standard for Do Not Track browser signals, and we do not respond to them. We do honor GPC as described above.

State privacy rights. Depending on where you live, you may have the right to:

  • Confirm whether we process personal information about you and access it
  • Obtain a copy of the personal information you provided to us
  • Correct inaccurate personal information
  • Request that we delete your personal information
  • Opt out of targeted advertising, or of the sale or sharing of personal information
  • Not be discriminated against for exercising any of these rights
  • Appeal a decision if we decline your request

These rights apply to residents of states with comprehensive consumer privacy laws, including California, Colorado, Connecticut, Delaware, Florida, Indiana, Iowa, Kentucky, Maryland, Minnesota, Montana, Nebraska, New Hampshire, New Jersey, Oregon, Rhode Island, Tennessee, Texas, Utah, and Virginia. The exact rights and exceptions vary by state.

To make a request, email us at dmoser@mcspaddenhomes.com with the subject line “Privacy Request” and tell us what you would like us to do. We will verify your identity using the information we already hold before we act, and we will respond within the time your state’s law requires. An authorized agent may submit a request on your behalf with written proof of authorization.

Appeals. If we decline your request, you may appeal by replying to our response with the word “Appeal.” We will respond in writing with our decision and the reasons for it. If your appeal is denied, you may file a complaint with your state attorney general.

California “Shine the Light.” California residents may request, once per calendar year, a list of the categories of personal information we disclosed to third parties for their direct marketing purposes in the prior year. Send the request to dmoser@mcspaddenhomes.com.

Vendor and trade partner portal

Access to our vendor project library is limited to trade contractors and vendors we have authorized. Account credentials, access logs, and project documents in that portal are handled as confidential business information under the agreements between us and each trade partner, and are not covered by the consumer rights described above except where state law requires otherwise.

Children

The website is intended for adults. We do not knowingly collect personal information from anyone under 18. If you believe a child under 18 has given us personal information, email dmoser@mcspaddenhomes.com and we will delete it.

Other websites

Our site links to websites we do not control, including our community sites and the sites of design and industry partners. This policy does not apply to them. Review the privacy policy of any site you visit.

Changes to this policy

We may update this policy from time to time. When we do, we will change the effective date at the top. If we make a significant change to how we handle your information, we will post a notice on the site. Please check back periodically.
